1. Initial Consultation & Pre-Listing Packet Review: Our first meeting is designed to understand your goals, timeline, and unique selling situation. At this stage, I’ll present you with a customized Pre-Listing Packet — a comprehensive guide that includes:

  • Tips for preparing your home for market
  • Preliminary pricing insights and market context
  • Information on my fee structure
  • An introduction to my services, background, and approach
  • Details about marketing tools and communication expectations

This packet helps you understand the game plan up front and allows us to move forward with confidence and clarity. Unlike many agents who only share this level of value after a listing agreement is signed, I provide these insights upfront so you can make an informed decision before committing.

2. Home Assessment & Pricing Strategy: I’ll perform a detailed walk-through of your property and conduct a Comparative Market Analysis (CMA). Together, we’ll determine the right pricing strategy to maximize your home’s exposure and perceived value.

3. Preparation & Staging Guidance: You’ll receive suggestions for minor improvements, decluttering, and staging tips (with referrals if needed). High-quality photography and media will be scheduled to showcase your home at its best.

4. Marketing Launch: Your listing will be published on the MLS and syndicated across top platforms. We’ll implement a custom marketing plan that may include social media ads, print flyers, email campaigns, and open houses, depending on your goals.

5. Showings, Feedback & Offers: I’ll manage all showings, keep you updated on buyer interest, and present all offers clearly. My role is to advise, negotiate, and protect your interests at every stage.

6. Contract to Close: Once under contract, I’ll coordinate with title, inspectors, and the buyer’s agent to ensure everything stays on track. I’ll handle communication and logistics so you’re never in the dark — just one step closer to a successful sale.
